Bidding on the largest
parcel for sale on island begins Dec. 3

The estate of residents Hank and Barbara Potrykus will go to the auction block after the recent passing of Hank Potrykus. At 7.65 acres, the property is the largest parcel of real estate on the market on Grosse Ile.

The site was a popular stop for community residents as it once supported a thriving farm which featured acres of fruits, vegetables, bee hives and a horse ranch for more than a decade.

Later the farm was converted to a nine-hole golf course that was illuminated to support night time golfing.

The public auction will begin at 10 a.m. Dec. 3 at the Potrykus estate at 20521 Meridian.

The 2,365 square-foot ivy covered brick home was built in 1947 and includes a new roof and improved landscaping. Also on the property is a root cellar, brick smokehouse, two out buildings and a 104-foot deep well used for sprinking.

In addition to the real estate, some of the auction highlights include an antique tractor that reportedly belonged to automobile making legend, Henry Ford.

Other items include an extensive collection of pocket watches that date back to the 19th century, along with Civil War collectibles, industrial farming equipment, a 1993 Harley Davidson Soft Tail motorcycle, a 1989 Pontiac Firebird and more.

The auction will be managed by American Eagle Auction and Appraisal Company in Livonia.

"This is going to be an outstanding opportunity for the public to get in on the ground level on some remarkable items," said auctioneer Ken Lindsay.
"Mrs. Potrykus made it clear that everything has to go and we're going to make that happen for her."
Lindsay said there would not be a starting price on the property.
"We will let the audience decide," he said.

The late Henry "Hank" Potrykus served as a professional firefighter for 31 years and was a member of the Jet Boat Scuba Diving Team in Detroit. In 1985, he was awarded the Medal of Valor for saving the life of a 68-year old woman when he rescued her from a fire. He was an avid pilot and was the president of the Great Lakes Sea Plane Association for three years.

Lindsay said it's difficlut to judge on how many people will attend.
"Ww have had auctions with 50 people and some with 400 people. It's impossible to predict although we expect a large and sizeable crowd," he said.

Guests will be asked to park on the grass, weather permitting.

Developer most likely to buy property

Ken Lindsay, chief executive officer for American Eagle Auction and Appraisal Company, LLC., calls the 7.65 acre property on Meridian a "development opportunity" and expects a "developer to come in and knock down the house."
"That's what we think will happen, but it's a beautiful house so you never know," said Lindsay, whose company will run an auction of the residence of Barbara Potrykus. The house at 20521 Meridian will go on the auction block December 3.
Lindsay said that a developer would know what to do in order to turn the property into a development before even bidding on it. This would require conversations with the township, including possible zoning changes.
Susie Harrison of Prudential Landmark Properties on Grosse Ile agrees that a developer will most likely purchase the property. Harrison said the land would be an "ideal small-site condo project with about eight site condos."
Harrison, who said she would have listed the property at $495,000, is fearful that some developer will swoop in and "steal" the property.
"I'm afraid for the seller that somebody is going to get a real bargain," Harrison said. "That is a great piece of property."
Harrison said the driveway to the house is a foot too narrow for a road so any developer would need a variance from the township. She believes any deal would be contingent on a developer getting the OK from the township on his or her plans for the property.
